All nine calculators on Remortgage Lab are illustrative. They use simplified UK-oriented formulae and the assumptions you enter. They are not personalised financial advice, not a mortgage offer, and not an FCA-regulated recommendation. They are published by Rodway Labs, which is not a lender, broker or regulated financial adviser.

• Starter figures are the site’s labelled EXAMPLE case (for example 4.19%, 4.39%, 4.14% and a 7.49% SVR), last checked 11 October 2026. They are scenarios, not market quotes.
• Check your mortgage offer, ESIS (older paperwork may call it a Key Facts Illustration) and lender ERC wording
• ERC results are estimates from the method you choose; stepped schedules need the rate for the year you are in
• The true-cost calculator counts fees whether you pay them upfront or add them to the loan; adding them also adds interest
• Lender schedules may use different interest day-count, payment dates or rounding
• The affordability tool is a ballpark only, not a lending decision or credit check
• The stamp duty tool covers England & Northern Ireland residential SDLT only; Scotland (LBTT) and Wales (LTT) are out of scope
• Rates, fees and tax rules change, so the date stamp on each tool matters
