UK mortgage & remortgage guides

Concise Rodway Labs explainers tied to our calculators. This hub is the overview: which guide to open first when a fixed rate is ending, how product transfers differ from a full remortgage, why fees and early repayment charges (ERCs) sit before rate-hunting, and how process, LTV and nation rules fit. Illustrative only — not personalised advice and not an FCA-regulated recommendation.

How to use this guides hub

Each child page answers one decision question. The calculators answer “what if these inputs are true?” Guides answer “which inputs matter, and what soft factors the spreadsheet will not show?” Start with timing if your deal end is within about six months. Open product-transfer pages when your lender has offered a retention deal. Open fee and ERC pages when a headline rate looks cheap but the sterling stack is unclear. Process and documents pages help when you are already mid-application. Nation and LTV pages sit beside those when the rules or band change the story.

Fees and ERCs still come before rates here, same as on the costs hub and comparisons hub. Independent consumer material from MoneyHelper is a useful non-commercial starting point; your own offers and Key Facts Illustration remain the source of truth. Scenario rates on this site are labelled EXAMPLE, not live market quotes.

Timing: when a fixed rate is ending

Most remortgage work starts because a fixed deal is running down — or because rolling onto the lender’s standard variable rate (SVR) would cost more than switching. When to remortgage frames a six-month runway. Fixed rate ending is the last-eight-weeks checklist. Rolling onto SVR covers what “doing nothing” usually means in sterling terms. If you are leaving early, remortgaging early pairs with how ERCs are calculated so the charge is measured before the rate gap.

Product transfer versus full remortgage

A product transfer (retention deal) keeps you with the same lender on a new rate product. Underwriting is often lighter; fees are often low or nil; ERC usually does not apply if you complete at deal end. Rate choice is limited to that lender’s retention range. A full remortgage replaces the loan — often with a different lender — and typically brings valuation, legal work and fuller affordability checks, with wider market access and ERC if you leave early.

Read product transfer explained for concepts, then the worked EXAMPLE comparison for two-column maths on the shared EXAMPLE house. The narrative factor table lives under comparisons; the editable tool is the remortgage vs product transfer calculator. If credit or affordability may be tight, a transfer that completes can beat a cheaper advertised remortgage you cannot obtain.

Fees, ERCs and the sterling stack

Product or booking fees, legal/solicitor costs, valuation, broker fees, exit/discharge and any ERC still in force often decide the deal before a small rate gap does. Remortgage fees and mortgage fees explained inventory the lines. Cashback vs lower fee frames incentives that reverse if you leave early. Put every line into the true cost calculator or the ERC estimator. Cost-hub children cover early repayment charges and broker vs direct in more depth.

Process, credit, LTV and nations

Remortgage process and how long a remortgage takes set expectations for valuation and conveyancing. Documents checklist and how to read an illustration help when paperwork arrives. Credit and affordability when switching covers re-underwriting risk. LTV bands and overpaying vs remortgaging sit beside the LTV and overpayment calculators. England, NI, Scotland and Wales flags where property-tax and conveyancing differences matter — Remortgage Lab’s England & Northern Ireland focus is stated where SDLT rules are cited.
