Taking an existing mortgage deal to a new property, if the lender agrees, instead of redeeming it and starting again.

Porting is not automatic. The lender reassesses you and the new property. If the new loan is smaller, an ERC may still apply to the repaid part. If it is larger, the extra is a further borrowing on that lender’s terms.

This site does not model porting. Use the ERC estimator for the part you might repay.
